Groundbreaking phytosanitary perishables processing hub in Miami

Applause and forklifts framed a ceremony in Miami as local leaders and logistics partners broke ground on a state-of-the-art phytosanitary treatment and cold chain complex at PortMiami. Billed as Florida’s first facility of its kind and the largest in the United States, the hub will serve Miami International Airport beginning in 2027.

Inside, inspectors will use United States Department of Agriculture-certified non-chemical treatments, including cargo irradiation, to eliminate pests in refrigerated containers and air pallets. The complex features cold storage, cross-docking, and distribution rooms that expedite inspections and maintain fruit and flowers within precise temperature ranges, thereby reducing spoilage and delays for grocers and florists.

The project is estimated to cost $141 million, comprising $98.5 million from the Mandich Group, $9 million from PortMiami, and a grant of $33.5 million from the Maritime Administration. Partners include Cold Link Logistics and Reveam. Crews now shift from site preparation to foundations and utility work as the delivery team mobilizes equipment.

Production builders say the lift is converting model traffic into firm contracts ahead of fall openings. Incentives remain common but more targeted, with permanent rate buydowns replacing broad price cuts. The FHA share increased as first-time buyers utilized seller credits to reduce their monthly costs, while the conventional share remained at nearly half of the applications.

Why It Matters
When disturbed, asbestos fibers become airborne and can cause asbestosis, lung cancer, and mesothelioma. You can’t see or smell, the hazard control is everything.

Strategies for Asbestos Safety

  1. Assume Until Proven – If age or materials suggest the presence of asbestos, stop and request a survey. Only lab testing confirms.

  2. No Disturbance – Don’t drill, grind, saw, or demo suspect material. Rope off the area and notify supervision immediately.

  3. Use Qualified Abatement – Only licensed contractors are permitted to remove/encapsulate ACM. Expect containment, negative air, wet methods, and proper waste handling.

  4. Protect People & Site – Post warning signage, seal HVAC returns, and maintain regulated areas. No dry sweeping or compressed air; use HEPA vacuums and wet wipes.

  5. PPE & Hygiene – When authorized to enter regulated areas, wear the required respirator (fit‑tested), disposable coveralls, gloves, and follow decon procedures. Never track dust off-site.
